Top 10 Emerging U.S. Industrial Markets for Supply Chain Growth

Post by : Meena Rani

Colliers has released its 2025 ranking of the Top 10 Emerging U.S. Industrial Markets, highlighting regions showing significant growth in supply chain and logistics. The report points to port expansion, nearshoring, advanced manufacturing, and e-commerce as key drivers of industrial demand.

“These markets are at the forefront of industrial demand in the U.S., fueled by shifting supply chain strategies and major investments in logistics and manufacturing,” the Colliers research team stated.

Southeast Ports Driving Growth

Charleston, South Carolina

Charleston’s port continues to expand, making it a critical hub for both imports and exports. The region benefits from a strong automotive and manufacturing sector, making it a reliable gateway to Southeastern markets.

Savannah, Georgia

Savannah ranks among the fastest-growing container ports in the U.S. Investment in infrastructure is supporting distribution and e-commerce growth, while highway and rail connections extend the market’s reach beyond the East Coast. Supply chains gain both scale and speed from Savannah’s logistics advantages.

Automotive and Advanced Manufacturing Hubs

Greenville-Spartanburg, South Carolina

Anchored by automotive and advanced manufacturing, Greenville-Spartanburg hosts BMW and key suppliers, driving industrial demand. Its strategic location and skilled workforce make it a cornerstone for Southeastern logistics networks.

Phoenix, Arizona

Phoenix is emerging as a hub for semiconductor and advanced manufacturing. Its lower operating costs compared to California are attracting logistics and production companies, reshaping supply chain operations in the region.

Border and Nearshoring Markets

El Paso, Texas

El Paso’s cross-border trade positions it as a vital nearshoring gateway. Automotive and electronics industries are driving industrial space demand as companies shift production closer to home. The city connects directly to Mexico’s growing manufacturing base.

San Antonio, Texas

San Antonio is growing as a logistics and distribution hub with strong highway access and proximity to Mexico. Its versatility allows it to function as both a staging point and a distribution center for cross-border trade.

Tucson, Arizona

Tucson leverages its border location to attract manufacturing and logistics investments. Nearshoring trends, particularly in trade with Mexico, are enhancing industrial demand, positioning Tucson as a critical link in supply chains.

West Coast and Inland Expansion

Reno, Nevada

Reno benefits from its proximity to California, combined with lower operating costs, attracting e-commerce and logistics companies. The city serves as a cost-effective alternative for West Coast supply chain operations.

Las Vegas, Nevada

Las Vegas is evolving beyond tourism into a growing industrial and distribution hub. Its closeness to Southern California gives companies a logistics edge at reduced costs, making it an attractive option for expansion.

Salt Lake City, Utah

Salt Lake City is a key inland hub for Western U.S. distribution. Rapid population growth and strong transportation infrastructure are drawing logistics investment, supporting wider and more resilient supply chain networks.

Implications for U.S. Supply Chains

Colliers’ report highlights that industrial demand is evolving rather than slowing. Port cities like Charleston and Savannah are expanding, border cities such as El Paso and Tucson benefit from nearshoring, and advanced manufacturing hubs like Phoenix and Greenville-Spartanburg are reshaping regional networks.

Supply chain operators are increasingly moving into these emerging markets to enhance resilience, flexibility, and growth potential, reflecting the ongoing transformation of U.S. industrial logistics.
