Colliers has released its 2025 ranking of the Top 10 Emerging U.S. Industrial Markets, highlighting regions showing significant growth in supply chain and logistics. The report points to port expansion, nearshoring, advanced manufacturing, and e-commerce as key drivers of industrial demand.

“These markets are at the forefront of industrial demand in the U.S., fueled by shifting supply chain strategies and major investments in logistics and manufacturing,” the Colliers research team stated.

Southeast Ports Driving Growth

Charleston, South Carolina

Charleston’s port continues to expand, making it a critical hub for both imports and exports. The region benefits from a strong automotive and manufacturing sector, making it a reliable gateway to Southeastern markets.

Savannah, Georgia

Savannah ranks among the fastest-growing container ports in the U.S. Investment in infrastructure is supporting distribution and e-commerce growth, while highway and rail connections extend the market’s reach beyond the East Coast. Supply chains gain both scale and speed from Savannah’s logistics advantages.

Automotive and Advanced Manufacturing Hubs

Greenville-Spartanburg, South Carolina

Anchored by automotive and advanced manufacturing, Greenville-Spartanburg hosts BMW and key suppliers, driving industrial demand. Its strategic location and skilled workforce make it a cornerstone for Southeastern logistics networks.

Phoenix, Arizona

Phoenix is emerging as a hub for semiconductor and advanced manufacturing. Its lower operating costs compared to California are attracting logistics and production companies, reshaping supply chain operations in the region.
